Manuals are out there but not very great.  60 in 1s are awesome in my opinion.  Cheap way to enjoy all these games we love in a close to original medium.  I put one in my pac man and all you need to do to switch it back to the original board is move the harness.  Volume is controlled either through the setup menus or a potentiometer on the board.  I would guess you'd have issues with the monitor before the board, but I'd bet you have an lcd so you're probably good to go.

You might need to mess with the hidden pot.  It can fix the curl issue.  It might sound like I'm kidding, but I'm not, just can't find a picture to show you.  You need to adjust it with a small screwdriver through a hole in the mounting bracket.

There should be a motor connected to the steering wheel.  This provides the force feedback. There should be two fairly hefty wires powering it. Just disconnect them from the steering feedback board.

I'd say make the bathroom accessible from the general basement area.  Also, maybe switch the multi-purpose and workout rooms.  I'd want as large of an open space as possible, personally, so I probably wouldn't even have a wall between the workout/arcade/media rooms.
